  • 97% Occupancy – In order for you to maximize your return on investment, it is imperative for your residential units to be occupied. Landmark’s overall occupancy rate has remained consistent at the 97% level. Tracking numbers are reviewed each Monday morning and our team meets weekly to discuss innovative strategies to fill any remaining available space.
  • Tenant Retention – One of the most important aspects of keeping occupancy levels at or near 100% is to find and retain quality tenants. We first require all of our prospective tenants to fill-out, sign and return a detailed questionnaire. After the initial screening process and background search, reference and credit checks are performed, and qualified renters are then interviewed by one of our residential property managers prior to signing any lease agreement. We also make sure the building and grounds are always maintained at the highest level and generally do everything we possibly can to make them happy, long-term renters. During 2008 only nine evictions were necessary, which is less than 1% of Landmark’s residential units under management.
  • In-depth Reporting – Landmark uses Edge ® software so that you can be assured of receiving the most accurate and thorough detailed reports.
  • Administrative Team – The staff at Landmark offers a broad foundation of expertise and experience. Our team of residential property managers, property administrators, leasing specialists, construction managers, accounting and administrative staff work closely to develop strategies and solutions. We believe the team approach results in a higher level of service than our competitors and offers our clients greater accountability for our performance. All of our employees are encouraged to participate in continuing education and are consistently provided with new technology to assist them in performing their jobs at peak performance levels.
  • Maintenance Management – Landmark’s residential property management style is a hands-on, proactive approach. We are effective managers because we pay attention to even the smallest details, visit our properties frequently and communicate regularly with our clients and tenants. We also offer 24 hour maintenance services that will take care of emergencies in the middle of the night, provide basic maintenance of your building or property at reasonable rates, or will assign needed work to a local general contractor after owner approval.

We continually seek ways to increase property cash flow and reduce costs while maintaining the highest level of service. It all starts at the top. Owners Troy Muljat, Andre Molnar and Brian Finnegan have nearly 65 years of combined experience in property management. They are passionate about what they do and their clients couldn’t be more pleased.

Troy Muljat is currently a level two candidate for the MAI, and an associate member of the Appraisal Institute. He also achieved his Certified Commercial Investment Member (CCIM) membership through the National Association of Realtors. His specialties include appraisals, development and management of commercial office buildings, industrial buildings, retail development, hotels, all types of commercial land, income property and medium to large multi-family complexes. Additionally, Troy specializes in brokerage of new construction, both single-family subdivision development and multi-family brokerage and development.

Andre Molnar has been a leader in the real estate industry for more than thirty years in British Columbia, Canada. In addition, he has been the recipient of numerous industry awards and special citations. Beginning in 1980, Mr. Molnar began to assemble and manage a portfolio of prominent investment properties in Montreal, Canada, including the Carrefour-Dorchester Hotel in downtown Montreal. Over the last decade, Andre has continued to expand his development business and focus on the acquisition and management of commercial and residential investment properties, including a series of large-scale projects in New Westminster, Coquitlam and Tsawwassen, BC. Through his affiliation with Landmark, Andre and Troy acquired Barkley Trails and Barkley Park in Bellingham, Washington, and construction was recently completed on the prestigious $26 million Harris Square condominium project in the Fairhaven area of Bellingham. The Landmark team is presently working on McKenzie Square in Fairhaven as well as a 103 unit apartment complex in Lacey, Washington.

Brian Finnegan brings an extensive and varied commercial real estate background to Landmark. Active in a commercial real estate brokerage since 1989, his broad experience includes office, retail, industrial and investment brokerage. In addition, he has earned the designation of Certified Commercial Investment Member (CCIM). Brian specializes in corporate representation, investment sales and retail leasing. His extensive experience has allowed him to act as an exclusive representative for numerous national clients, including McDonald's, Subway, and First Western Development.

Combine Troy, Andre and Brian’s experience and expertise with the dedicated staff at Landmark, headed by General Manager Gosha Bikker. Gosha has a truly unique story to tell. She is someone who has experienced the American dream through hard work, dedication, passion and a single-minded purpose to achieve her goals. She learned every position within our company on her way to becoming Landmark’s President in 2007, and our company’s rapid growth and success over that period of time is due in large part to her. Gosha is well educated in business and economics and stays current in Real Estate through continuing education courses. She is also a Certified Property Manager (CPM) candidate through the Institute of Real Estate Management, the highest property management credential that can be obtained in our industry.
