Landmark’s overall occupancy rate has remained consistent at the 97% level. Tracking numbers are reviewed each Monday morning and our team meets weekly to discuss innovative strategies to fill any remaining available space.
- Tenant Retention – One of the most important aspects of keeping occupancy levels at or near 100% is to find and retain quality tenants. We first require all of our prospective tenants to fill-out, sign and return a detailed questionnaire. After the initial screening process and background search, reference and credit checks are performed, and qualified renters are then interviewed by one of our residential property managers prior to signing any lease agreement. We also make sure the building and grounds are always maintained at the highest level and generally do everything we possibly can to make them happy, long-term renters. During 2008 only nine evictions were necessary, which is less than 1% of Landmark’s residential units under management.

- Maintenance Management – Landmark’s residential property management style is a hands-on, proactive approach. We are effective managers because we pay attention to even the smallest details, visit our properties frequently and communicate regularly with our clients and tenants. We also offer 24 hour maintenance services that will take care of emergencies in the middle of the night, provide basic maintenance of your building or property at reasonable rates, or will assign needed work to a local general contractor after owner approval.
