The part nobody mentions

Owning a rental shouldn’t mean answering the phone at midnight.

  • The late-night call

A leak, a lockout, a heater out in January. It always comes after hours, and it always comes to you.

  • The empty month

Every week between tenants is rent you don't get back. Showings, screening, cleaning and repairs all land at once.

  • Rules that keep changing

Washington and Bellingham keep adding notice rules, rent-increase limits and registration requirements, and a mistake can be expensive.

Is it still worth it?

One Bellingham owner

They were ready to sell. Then they asked one question first.

Before they listed, they asked us for a free market analysis. It showed their rents were about half of what the market would pay.

The value had been there all along. They didn’t need to sell. They needed their rents brought up to market, and someone to handle the rest.

That’s the question we’d like to answer for you.

Dear neighbor,

Most owners who call us aren’t in trouble. They’re tired. The calls come at night, a good tenant moves out, the rules change again, and one day a question shows up that wasn’t there before: is this still worth it?

I’ve spent more than 30 years in this business, and my background includes commercial appraisal, so I look at a building the way a buyer or a bank would: what it earns today, and what it could earn. Landmark has been locally owned since 1993, and when we look closely at a property we keep finding the same things. Rents that drifted below the market years ago. Costs nobody has questioned in a while. Rules that changed without anyone telling the owner.

That’s why we start with a free market analysis. We compare your rents with the leases we’ve signed near you, go through your expenses, and tell you plainly what we see. Sometimes the answer is that you’re doing fine. Sometimes it’s that the value was there all along.

Here’s my promise: we’ll tell you the truth about your property, even when the truth is that you don’t need us. No pressure, and no pitch you didn’t ask for.

If you decide to work with us, our team takes leasing, maintenance, compliance and accounting off your plate, and you see every number in your owner portal. If you don’t, the report is yours to keep.

Either way, you’ll know what your property could really be earning.

How the free analysis works

Three steps. No pressure.

  1. 1

    Tell us about your property

The address and a few details. It takes about two minutes, and we'll reach out within one business day.

  2. 2

    We analyze rents and expenses

Your rents against our nearby leases, your costs, and your compliance with current rules.

  3. 3

    You get a clear report

Delivered within 3 business days, and we'll walk you through it. What you do next is up to you.

Questions owners ask

Before you ask for the analysis.

Is the analysis really free?
Yes. There's no cost and no obligation to hire us. If you never call us again, the report is still yours.
How long does it take?
We'll reach out within one business day of your request, and your analysis is delivered within 3 business days.
What does management cost?
Our management fees are on a sliding scale, based on your portfolio size, the mix of properties and how complex they are. You’ll get a specific quote with your proposal, and every other fee is listed in our owner FAQ.
My property already has a tenant. Can you take it over?
Yes. Many owners come to us with tenants already in place. We'll review the existing lease and deposit records with you and handle the handover, so your tenants know who to call from day one.
Am I locked into a long contract?
Your management agreement spells out the term and how either of us can end it, and we'll walk you through it before you sign. We'd rather keep you because the results are good than because a contract says so.
How do I see my money?
In your owner portal: statements, payments and maintenance as they happen. Landmark owners are moving to LeaseWA, our new owner portal.
How do you handle Washington and Bellingham rules?
Compliance is built into how we manage: required notices, rent-increase limits, fair housing and Bellingham's local requirements. We track the changes so you don't have to, and Lily, our receptionist, is fair-housing trained.

We open doors and build wealth.
