How to apply for a Landmark rental, from submission to move-in day.

Before you apply

Every person over the age of 18 who will be living in the unit is required to submit an application. There is a non-refundable $65 application fee per adult and cosigner (inside the City of Bellingham the fee is $52.25, and inside the City of Ferndale it is $50).

Application fees are transferable within 14 days; holding fees are non-transferable.

How to apply

  1. 01Visit our website and browse our available rentals, then click “Apply Now” on the listing you want.
  2. 02Every adult 18 and older who will be living in the property, and any applicable cosigners, must submit an individual application.
  3. 03If you’re applying with anyone else in your group, include their name and contact information in your application so an additional link can be sent to them.
  4. 04Upload all required documentation with your application to expedite screening. Animal owners must include a photo of their pet; this applies to all household pets, emotional support animals (ESA), and service animals, and ESA owners also need a professional letter.
  5. 05You’ll receive an email confirmation upon successful submission and payment of the application fee.
  6. 06Applications require 3 business days to process after all documentation is received.
  7. 07Your notification will be received in writing, so be sure to check your email and texts for updates.

How do I schedule a showing?

We allow everyone to secure and apply for a unit sight unseen. However, if you would like to view a unit prior to applying, you are more than welcome to schedule a showing through our website by clicking on the corresponding unit/property and scheduling a tour with our showing agent. Alternatively, you are welcome to give us a call at 360-738-1022 and we can schedule a showing for you over the phone, or via email at info@visitlandmark.com.

Do I have to place a holding fee?

We will process your application whether or not you have placed a holding fee. However, during the application process, someone else may place the holding fee on the unit that you applied for, which then secures the unit to their application. We can transfer your application toward any available listing as long as your application is still valid in our system. We only accept ONE holding fee per unit. (Applications are valid for 14 days from date of receipt.)

What is a holding fee?

The holding fee is a flat fee. If APPROVED, the holding fee is applied toward the security deposit. However, if you decide not to move into the unit or you back out of the application process, the holding fee is FORFEITED. The holding fee is refundable if your application is DENIED. Please be aware that it is first come, first served with holding fees, not applications. You can pay the holding fee electronically: call us at 360-738-1022 and we will send you a secure payment link right away. You are also welcome to bring a cashier’s check or money order to our office at 455 W Stuart Road, Bellingham, WA 98226.

Out of state or not local: how do I pay the holding fee?

No problem. Call us at 360-738-1022 and we will send you a secure link to pay the holding fee electronically. Fast and convenient, no mailing required.

Congratulations

If your application is approved

  • You’ll receive an email notification of your approval.
  • The lease is sent electronically to all applicants and cosigners.
  • You have 24 hours to sign the lease via the tenant portal and submit a holding fee (if not already paid) to secure the unit.
  • Each applicant and cosigner (if applicable) must sign separately.
  • You may receive additional addenda to sign.
  • Access your move-in costs via the online portal.

Move-in costs

Your move-in costs are available through the online portal and may include:

  • Pro-rated rent
  • $200 Administrative Fee (waived in Bellingham & Ferndale)
  • Last month’s or prepaid rent (if applicable)
  • Tenant liability insurance
  • Security deposit balance
  • Pet fees / deposits
  • Any other property-specific charges (utilities, parking, or storage)

Move-in checklist

Before you pick up your keys

  • Make sure your lease is fully executed: signed and initialed where required, along with any addenda (pet/ESA, cosigner, advance rent, etc.).

  • Double-check that your balance is paid in full. Your balance isn’t final until the lease is signed and countersigned by all parties, including your property manager.

  • Set up your utilities on or before your move-in date, per your lease.

  • Come to our office on your move-in day to pick up your keys. A link to complete your own Move-In Inspection will be provided, and you’ll have 72 hours to complete it.
